MODULAR UNIT EXTENSION ON TOP OF EXISTING BUILDING.
This method is a practical, cost effective, lightweight method of increasing the floor space of a building when there is no option to extend outwards. It’s becoming more common within city centre locations as a great method to add additional stories to both apartment, housing and office buildings.
The determining factor is based on the additional load bearing the existing building and foundation can take. This meaning you could go one additional floor, or potentially 5+ additional floors. Office conversions to apartments are a common place to use this method where a large steel frame or RC frame were used to form the original construction designed with a high load bearing.
This new option gives Developers additional cost effective solutions when previously constructing in this format was slow and cost heavy. Options to increase value and rental yield on properties already owned and also additional options to explore new opportunities when expanding a portfolio.
A major benefit to this construction is the project begins before any disruption to the proposed site takes place. The building can remain open and functioning bringing rental income or usable space up until the modular building has been fabricated off site. At the final stages the site is prepared for the adjoining structure, components are transported to site and craned into place with some finishing to be applied. Following this the project is near completion within a fraction of the time on site of a traditional project.
Of course Modular construction can be used for new build developments, low rise apartments and mostly residential or office projects, but extending on top of existing buildings is definitely a trend which will become much more popular year on year.
